Today, I conducted a thorough inspection of the on-site HVAC system. The return air temperature was 77°F, the supply air temperature was 57°F, with an optimal 20°F split. External static pressures were 0.8 wc for return and 0.1 wc for supply, totaling 0.9 wc. Both the blower wheel and evaporator coil are in excellent condition. Capacitors are functioning within normal ranges. I also fixed loose insulation on the blower panel. The system is operating efficiently with no significant concerns.
Recently repaired an AC unit by replacing the faulty compressor and recharging the system with R-410A refrigerant. Ensured all connections were secure and tested for efficient operation. The unit is now cooling effectively.
In Gilbert, AZ working on a detailed inspection and tune up of the HVAC system on site. The return air temperature was 65°, and the supply air temperature was 44°, resulting in a 21° air temperature split, which is considered optimal. The external static pressure readings were .3Wc for return and .2Wc for supply, totaling .5Wc, well within manufacturer specifications. The blower wheel was fairly clean, and all capacitors, including the blower, condenser fan, and compressor run capacitors, were functioning properly. The flame sensor was clean, and all gas safety controls were operational. There was no need for additional cleaning or repairs, and the system is operating efficiently within all specified ranges. No further actions are required at this time.

Installed a Honeywell True HEPA Whole Room Air Purifier, model #HPA300, to improve indoor air quality. Tasks included locating optimal placement, securing unit, and connecting to power source. Verified functionality and instructed homeowner on filter replacement schedule. Ensured unit's coverage aligned with room size for effective purification. Provided information on maintenance and warranty for homeowner's reference.
Upon inspection we found the AC system to be working properly at this time. Meets all manufacture specifications. System had a 20 degree temperature split. Tenant mentioned that the furnace was making a loud noise while running in heat. We tested that out and found the induce draft motor has a bad shaft. Motor is still working but it will completely fail at some point. In the meantime, it will be noisy. Recommend replacing.
Upon inspection we found the system to be working properly at this time. Meets all manufacture specifications. System has a 20 degree temperature split with a 10 degree subcool. We thoroughly cleaned the outdoor coil as well. This is a complimentary check up from All Out.
Upon inspection I found the south side system to have a 17 degree temperature split. System has a condenser fan motor, blower motor and run capacitors that all have been replaced. North side system has a 20 degree temperature split and everything is original. Both systems are from 2006 and are 17 years old. Both condenser coils are dirty and should be cleaned.
Delivered estimate for installing a 5-ton Carrier Infinity Series gas furnace, model #58CVA155, and a 2-ton Carrier Performance Series gas furnace, model #59TP5A080. Tasks include evaluating space for horizontal split installation, sizing ductwork, and selecting optimal equipment placement. Estimated cost covers equipment, labor, and additional materials. Provided breakdown of installation process and warranty details for homeowner's reference.
