Completed routine maintenance on the heating functions of the unit unit is running within manufacture specs of this time

High voltage cover came off. it needed to be screwed back in. unit is within spec customer did not want to do maintenance right now.

System comes with a 12 year parts warranty through Daikin if registered with Homeowner upon sale of the house. 2 year labor warranty through All Out. Scope of Work 1. Remove & Replace existing package heat pump system with new AHRI rated package heat pump system. 2. Crane Included for Installation. 3. Supply & Install new jack plate with 4 foot plenum drops 4. Supply & Install 2 new return air cans with bar type filter grills. 5. Supply & Install 13 new supply cans and registers. 6. Supply & Install new all new R8 flex ductwork. 7. Supply & Install new service disconnect & electrical whip. 8. Supply & Install new double pole breaker at electrical panel. 9. Supply & Install new insulated elbow. 10. Supply & Install new painted angle iron stand. 11. Supply & Install new thermostat control 12. Supply & Install new primary drain p-trap and test for proper operation. 10. Disposal and haul away of existing equipment per E.P.A. guidelines. 11. Process applicable utility rebates. 12. Re

Arrived at customers house at 8 o’clock found the unit had 9 psi in the unit. Pressurized with nitrogen and found the inside Schrader core on the indoor coil was loose tightened that down. put the system on a vacuum and recharged unit with 5.5 pounds of 410 a. per manufacture specs of refrigerant. unit is now running and cooling within manufacture specs at this time.

Installed thermostat and checked operation. System cooling properly. Needs filter change. 20x30x1

Cleaned both units checked all amperages and pressures on both units. the pressures were bad on the west side unit did a visual leak search and could not find any type of oil. I do recommend a leak search customer denied at this time asked to just fill it up. U it took 6 lbs of 410a to get a sub cool of 10. The clean affects is also bad got a quote for new filters threw trane supply won’t be in for 2-3 weeks customer will speak with his wife on if he wants to move forward would like to do another inspection on the unit home owner will be back the week of October 10 I will follow up with the office to get this on the schedule for a follow up visual inspection. If we can not see oil any where we will do a electronic leak detection. Customer quoted 650 for this.

Upon arrival conducted routine maintenance on both units both units are running within manufacture specs at this time no issues

Upon arrival found code on daikin thermostat u 2. That code indicates a loss of power to do unit went through the whole unit tightened up all the bolts make sure there’s no loose wires cleared the code. while I was up there I noticed his primary unit drain pan was extremely rusted out recommended replacing the drain pan adding in a condensate safety switch and clear and the drain line we are on the schedule for next week Tuesday between 10 and 12 to come back and complete those repairs

3 ton Daikin Fit Duel Fuel 17 SEER2 split gas Inverter System System comes with a 12 year parts and 12 year unit replacement through Daikin. 2 year labor warranty through All Out. System qualifies for $675 SRP rebate ($225 per ton). SRP will mail a check 4-8 weeks after completion of installation. Scope of work: 1. Protect home with floor covers. 2. Remove & Replace existing split system with new AHRI rated split system with furnace/coil in closet or garage. 3. Supply & Install new custom fabricated duct transition sealed to the flange of the coil to prevent air leaks. 4. Line pedestal/return chase under the system with duct board for reduced noise and dust infiltration. 5. Supply & Install condensate safety switch. 6. Supply & Install new condensate EZ-trap with cleanouts and brush for ease of maintenance. 7. Supply & Install a new B-vent for furnace exhaust to existing roof penetration. 8. Supply & Install a heavy-duty electrical cord or service disconnect for the furnace

Upon inspection I found the indoor coil to be a block of ice. I defrosted the coil and found system low on freon. System is 29 years old and needs to be replaced. Will provide estimate for a new system.

Installed new light fixture in attic. Also adjusted 5 vents for better airflow throughout the house. Jon will monitor it and let us know how it’s working.

Will submit estimate within 1 week to completely duct out entire house with fresh cut in and package heat pump.

Cleared the drain line and replaced the safety switch unit now turning on and off drains are cleared

Need to give estimate on 2.5 ton and 3.5 ton split gas system.

Upon arrival found a bad dual run capacitor causing the fan not to spin fast enough replaced out the dual capacitor 45/5 customer also signed up for a PM a monthly plan

We need to get a special transformer for this unit advise customer after we put the transformer and will be able to further testing unit but we are hopeful it’s Just a transformer we will schedule for Monday also found a wiring repairs that need to be completed red wire was broken going down into the filter area conducted a wire repair unit came on with no other issues at this time

Upon arrival I started the tuneup customer advised me he had two maintenance plans one on both unit I started working on the pain unit found a bad 45/5 dual run capacitor advised customer it would be $150 for a warranty swap out fee customer told me no to close up the unit and get off the property -Ryan Friday July 28 2023 Ben returned to complete Pma and install new dual run capacitor. Installed part and checked operation. Found system working correctly. Checked new system we installed recently and found system cooling properly. Found duct work very dirty, recommend cleaning. Found evidence of mice in attic eating away and insulation. No real damage has occurred at this time. Advised Tom of evidence of mice. Completed Pma form. See form for maintenance details.

Upon inspection I found the east side to have a bad condenser fan motor. Also found that the unit is a 2 stage system and someone had retired the system and bypassed the board. The second stage cooling was not connected o it could never go into second stage cooling. I was able to wire it up to run in second stage cooling for now. Also found both systems to possibly be slightly low on charge. Need to come back next week when the home is vacant to further diagnose and clean condenser coils. I will replace air filters as well.

Upon arrival found paper in the blower motor pulled all the paper out also customer signed up for maintenance monthly plan the customer also had a clogged drain line we cleared that it was causing the unit not to have power also talk to customer about a room a halo for homeowners indoor air quality
